Frozen Pipe Burst in a Des Moines Crawlspace: The First Hour

A burst crawlspace line is the one water loss in Des Moines that runs the longest before anyone notices, because the water never reaches a floor you walk on. Why crawlspace lines fail here and not in the basement

Subfloor plywood absorbs from below far faster than it dries from above, and by the second day the moisture has usually wicked into the joists and the sill plate.
The visible signs upstairs come late. Cupped hardwood, a soft patch in a bathroom floor, a musty draft from a floor register — all of those mean the water has been present for a while. Insulation between the joists is generally a total loss once wet, because fiberglass holds water against wood indefinitely and loses its R-value entirely while damp.
Drying a crawlspace is not the same job as drying a room
An open room dries with air movers and time. A crawlspace has no air exchange, a dirt or gravel floor in many cases, and eighteen inches of working height. Extraction has to come first, then the wet vapor barrier and ruined insulation come out, and only then does drying equipment do anything useful.

Preventing the second one
Pipe insulation on every supply run in the crawlspace is the cheapest fix and the one most often skipped. Foam sleeves cost a few dollars per length and go on in an afternoon. Heat tape helps on the runs closest to a vent, provided it is rated for the application and plugged into a GFCI outlet.
Close the foundation vents before the first hard freeze and reopen them in spring. Plenty of homeowners inherit a house and never learn the vents move. Seal the obvious gaps where the rim joist meets the foundation, because a single missing block lets outside air blow directly across a pipe run.
If the house sits empty during a January trip, set the thermostat no lower than fifty-five and leave a cabinet door or two open on exterior walls. A neighbor with a key beats any smart sensor, but a water alarm in the crawlspace costs less than a tank of gas and will call your phone.
